When it turns over
We charge a leasing fee of half a month's rent, once, and only when we place a new tenant. No monthly markup, and no charge for a unit that's already full.
These are honest estimates on standard terms. Your proposal puts exact numbers to your property, with no surprises between here and there.

What we'd actually do
Property management is a short list of jobs done honestly, or a long list of jobs done vaguely. Ours, in plain terms:
Find and screen the tenant
Credit, income, prior landlords, all checked and told to you straight before anyone signs.
Collect the rent
On time, deposited to you, posted on your statement the day it lands.
Handle the repairs
Trades we trust, invoices we don't pad, and a $500 line we can fix under without interrupting you.
Deal with the hard days
Late rent, a bad tenant, a 2am pipe. This is the part you're hiring us for.
Re-lease when it turns over
Price it right, fill it fast, and tell you what a vacant month is costing.

I started Steadman in 2005 to do that right, at a size where I could still know every tenant's name. We turn away more business than we take. That ceiling isn't modesty; it's the entire product.
